submit signed documents, and the buyer’s deposit money is held by an independent
neutral third party - Escrow.
California Escrow Law Section 17003 of the Financial Code defines escrow as a
deposit of funds, a deed or other instrument by a party for the delivery to another
party upon completion of a particular condition or event.
The principals to the escrow are the buyer, seller, lender and borrower. The
principals cause escrow instructions to be created, signed and delivered to the
escrow officer.
The selection of the escrow holder is normally done by agreement between the

What is an Escrow Account?
An escrow account is a fund established by your escrow officer for the lender. The
fund is used to pay property taxes and hazard insurance due on your home during the
